Terms & Conditions


By signing this “Terms and Conditions rental agreement”, guests agree to abide by the following conditions:

Payment Policy

50% of total (rental fee plus security deposit) due upon booking (must be received within 5 days of email or phone confirmation inorder to hold reservation).

50% balance due on or before 30 days prior to arrival date. Owner can offer other payment options that are agreed upon by both parties that are not specifically written in this document. Owner will specify who to make check payable to or give banking information separately.

Refundable security deposit which is held against any damage in terms of this agreement is refundable within 10 days of departure (pending any larger damages or repairs that may take longer to determine).

Cancellation Policy

$150.00 cancellation fee

All following is less the cancellation fee
Full refund if cancelled within  90 days prior to arrival date. 50% refund if canceled within 45  days prior to arrival date. No refund if canceled within 30 days prior to arrival date. All cancellations must be made and received by email or written letter and confirmed by booking agent within the specified time above. Owners reserve the right under this agreement to exercise any discretion regarding refunds of proceeds  canceled within 30 days prior to arrival.

Non Refundable paid proceeds may be applied to future bookings with in 6 months upon availability.

Arrival Time Check Out Time

Check in time 3:00 pm Check out time 10:00 am (extra fee of $10 per hour charged for early or late check in/out times)

Times may be changed to accommodate flight schedules when possible.

Pet Policy

No pets are allowed unless agreed upon in advance.

No-Smoking Policy

VERY STRICT-No smoking inside the unit. Outside smoking only.  Smoking inside units will result in loss of deposit!!

Owners Personal Property

All linens, towels, bedding, kitchen utensils and any interior and exterior furnishings remain the property of the owners.  Do NOT move furniture from one room to another or rearrange furniture unless approved by owner/ property managers in advance.  Do NOT REMOVE any of the owner’s property from the unit or take it to another unit.(ie. Glasses, coffee cups, dishes, cooking items, beach towels, etc.).  Any furniture, bedding, linens that are stained will be charged from your damage deposit.

Hold Owners Harmless Policy

Guest agrees to hold the owners free and harmless from any claim or liability for any loss or damages whatsoever arising from, or in connection with the occupancy of rental, including but not limited to any claim or liability for personal injury or damages or loss of property which is made, incurred or sustained by guest or guest’s party.Guest also understands that they have been made aware that all properties have an unsupervised swimming pool which may render this property unsuitable for persons in need of supervision or special attention.

No refunds are given for power outages, bad weather, flight or ferry cancellations/delays or appliance break downs. Use of laundry facilities at your own risk, well water occasionally stains clothing. Extra charge  for use of laundry facilities for 7 days or less rental. Roatan is a tropical Island, expect conditions that are prevalent in the tropics such as bugs, geckos & gecko excrement, loss of electricity, water issues, etc.

Guests agree to make sure the umbrellas are rolled down when not in use so that there is no damage to the patio tables or umbrellas due to wind.  Guests will be financially responsible for any damages if not adhered to.

Violation of Above Conditions

If Guest and or persons within the guest party violates any of the conditions of this agreement, owners/agents may terminate this agreement and enter the property upon notice of termination of this agreement and shall be requested to vacate the property immediately.  Loss of security deposit is a possibility.  Groups larger than stated without prior approval and payment will forfeit security deposit and/or be turned away.

Guest understands that the dwellings are a privately owned home/condo and is being made available for rent.  Guest agrees to have the property in the same condition as upon arrival.  Guest agrees to pay for any and all damages, excessive cleaning or unnecessary service calls that occur during the guest occupancy.

Internet Service

The internet service is very strong and usually very reliable.   However, weather and other problems that may occur are outside of the owners control.  The owner assumes no liability or responsibility for its quality of service.  Fee charged for less than 7 day rentals.
